No More AWC By Default

For the last few months AWC homes have been included in the data feed of all listings. There are many reasons for this, one of which is that for many putting in back-up offers has been a successful method to getting a home.
Back up offers on short sales are more often successful then normal because first position buyers commonly get tired of waiting for approval or find another home during the wait. Once that happens whomever is in the back up position goes to the head of the que. It's not ideal for those who have time constrains, but many don't, especially investors.
This is now changing. Many of our partner agents have expressed that the people they speak with prefer not to see AWC homes at all, since seeing so many has left them frustrated and
…Mobile Visitors Up

Anywhere one turned today there was no escaping the release of the Apple ipad 3. It's a cool tool. Even this website's visitors are increasingly using mobile devices to search for homes or view market trends or read the most recent blog.
When the current version of Phoenix Market Trends was released about half a year ago now mobile visitors accounted for under 8% of total visitors, but the trends was clear, that's why version 4.0 was tuned to work well on a device like the ipad.
At last look 18.5% of the visitors came via some type of mobile device. That's one of the reasons we took on the redesign of the website and the entire structure.

…Results of Being Listed On The PMT Business Directory

The business directory here at Phoenix Market Trends is growing day by day and many of those listed are seeing good results. It takes just a few minutes to upload a decent listing and maybe 3-7 minutes at most to make a great listing with some target keywords, but those few minutes will result in additional exposure and maybe additional business for your business. Case in point.
I was looking over today's stats and noticed quite a few visits to the directory. One of them is below.
The result below just one example of someone searching online, using Google in this case, and ending up on a PMT directory listing and maybe doing some business.

We've just added two very cool graphs to the site in the market trends section.
The graphs are:
Active properties in Greater Phoenix, though this is an interactive map so you can select the city, property type, status on whim and get ver detailed information like bank owned condos in Scottsdale or single family homes that are normal sales in zip code 85012. I think that's pretty awesome and it puts a lot of information in front of your readers helping us get to our goal of keeping clients well informed with information to help make better decisions.
Notices of Trustee Sale is the second addition. This graph shows a monthly number of 'notices of trustee sale' These are notices that a home is pending a foreclosure. Many of these homes will go into
…View Similar Properties In Each Phoenix Listings Detail Page

We've just added a new feature to each listing details page, that shows similar properties to the one being viewed.
The listings are shown at the bottom of the detailed property sheet. There are 4 initial similar listings and you can easily see more, by clicking on the blue button titled 'View all similar properties here'

I hope you find this new feature a benefit, something that will make your Phoenix homes search much easier and efficient.
How Far Is It From This Home To...

One of the cool easily accessible tools within the Phoenix homes search is the map section.
The map section shows you where the homes is on a live active map. But there is more.
- You may want to know how to get from your current home to this home.
- You may want to know the distance from this potential new home to your job, family or favorite park.
- You want want to know one one of several of these things. In fact it should probably be part of your due diligence when vetting home for your short list.
Well you can.
Each listing has a map and directions tab. At the bottom of the page you can simply put in your 'from' address and voila, you'll get a map of the route and distance.

All per square foot numbers are up as recorded by the Cromford Report with ARMLS numbers. Actives are at $137.59 vs $134.21 last quarter and $128.25 last year. Pending is up to $78.41 which is down from last year, but up over the last few months. Sold price per square foot is $81.86 which is about level from last months $82.06 and down from last year.
