Being an agent who helps both buyers and sellers is rather enlightening and quite beneficial. Add to it being also a property owner, buyer and seller and you can see that we get to view it from all sides. I believe this is a benefit to us as agents and a benefit to our clients. We're all the above in any market that has been around for over the last decade. 

In this market where inventory is at a long time low it would seem that sellers have the upper hand, and for the most part they do, but imagine having to deal with choosing from several equally good offers.

I put in the extra effort for listings when owners put in that effort as well. Not sure about the psychology behind it: that's how it is.

When shopping for homes, buyers often look at the home and consider what they will have to do first if they purchase that particular home. That consideration can mean an offer or no offer on your house: or a lower offer.

When a buyer sees the need for a paint job, the repair of cracks in drywall, caulking, cleaning or a new front door the cost in their mind is usually much higher than the actual. 

In this day when we see so many low down FHA offers it may result in you not receiving an offer since such loans are taken by persons who don't have excess funds for too many repairs. If it's a cash buyer the result will mean a much lower offer than if you had taken care of those items first.

This Home Is Pending. What Does That Mean

qanda_211Lately I have to tell a lot of people that 'this home is pending' or 'under contract' and sometimes I get a question, "what does that mean?"

It means that a seller and buyer have come to terms, to an agreement on the sale/purchase of that particular real estate and put in writing. The property is sold subject to the terms of the purchase contract and any addenda attached to it.

Once this happens the seller cannot accept another offer, unless that subsequent offer is in a back up position. A back up contract may go into the first position, subject to the term of the back up agreement, if the first position offer falls though.

On What Day Should You Release Your Home For Sale

Redfin just posted an article explicating which day is best to 'list' your home, but don't stop there.

What day of the week should  you release your home into the market is probably a better headline than 'list' because listing is one thing and putting it into the open market is another and they rarely happen at the same time. Let me explain.
