Part 2 is here. There are a lot of buyers in the current Greater Phoenix market. It is a buyer's market, Which is not a bad thing. It's more neutral than the skewed market we had in Phoenix a few years ago. The problem is that with so many properties on the market, buyers can feel overwhelmed with choices and often they can't make a decision on which property to buy. We have put together a list of strategies to help you sell in this, this buyer's market or in any market. Make your home or other property easy for buyers to buy. 1. Together with your Realtor, preferably Artur & Joanna, put together a brochure, a website, that gives buyers all the information they need to choose your property over others. Here is a list of some of the items to include. Artur & Joanna of Premier Marketing Group do most of the work, but your role as a seller is to give as much information to your Realtor. a. Determine carefuly your asking price. We will provide you with a very carefully produced set of calculations and comparable properties as well as our take on the Greater Phoenix real estate market. You will need to go over these and choose an asking price. Keep in mind that it's vital to pick the right price upfront in order to reach your target market and not over shoot.
b. Why is your property the best choice? Write down all the reasons you bought this home. Why were your attracted to it and what has made living in it enjoyable. A similar list can be put together for investment properties.
c. Do a prelisting inspection. Knowing the condition of your property before the buyer tells you is not only important to prevent any surprised but it will make for a smoother transaction, if you can take care of most the items the buyer's inspector will find. Just remember that when the buyer has their inspection they will most likely find things that first inspector didn't. None the less most repair items should be out of the way. d. Make any necessary upgrades demanded by today's buyers. These can be appliances that are energy efficient, Air conditioning units, roof, and so on. Just consult with us before you do them.
e. Set forth any incentives you plan on giving to the buyers. In this Phoenix market, 60% of the contracts include incentives like closing costs, from the seller.
2. Make it easy to show the home. Its best if its vacant and staged but if it can't be then be flexible. It you make it hard to view the property the buyers and the buyer's agent will not make the effort since there are other home they can see.
3. We are normally not fans of open houses because only 1% of the homes are sold this way and the resources can better be utilized elsewhere, but in certain locations open houses can be a good way to bring in traffic.
4. When a buyer comes with his/her agent please let them view the home. They know what they are looking for. It's best not to speak with the buyers.
5. Make sure the interior brochure box is filled. We always leave brochures that are not branded with our information so that the buyer's agent can freely take the brochure.
6. If you need to be home for a showing please be accessible for your Realtor to ensure good communication.
Cover all the effective available marketing techniques. A recent pol showed that just over 60% of the buyers said they were ready to make a decision after viewing 10 homes or less. Your Realtor's goal is to make sure its one of those 10.

10. Who is the buyer. Once you have the target focus your marketing to them. 11. check with your Realtor about the source of buyers in the market. If a lot of them are from out of state advertise where they are. In Phoenix a lot of the buyers are from states like California or the Midwest.
12. Consider offering buyer assistance. This depends on your home's price bracket, but over 60% of current contracts have seller assistance to buyers.
13. Although high insurance premiums may not be an issue in greater Phoenix, HoA fees and assessments are. consider offering to pay for 1 year of HOA fees to entice buyers.
14. Depending on your market you can consider custom furnishing your home.
