A large part of a potential buyer's lasting impression of a Phoenix home or even a multifamily property in Phoenix, for that matter, is the way the property looks outside.  It must look good if you want top dollar.  In this market the front yard must look good if you want anyone to even make the effort to go inside.  

With so many homes on the market, yours must separate itself from the rest of the competition.  Even if you can't do too much to the house itself you can do something to the yard, no matter what you budget is. Here are some suggestions for making your Phoenix home yard look better.  The most any of these can do is break a sweat, not the bank.

1.  Keep the yard mowed, healthy and edged.  A good lawn gives a good lasting impression. If your lawn is rock, keep it level, clean and off the driveway and sidewalks.  I find a long stiff hair broom to be very good at keeping rock looking good.  During the summer monsoon blow fallen leaves off the rock.

2.  Remove clutter.  Keep your yard clutter free and neat as can be.  Shovels, toys, branches, broken pots, or anything that looks out of place should be removed.  Keep it simple.

3. Trim the bushes and trees.  Just don't overdo it so all you have is twigs.  If you trim, don’t forget the bottom.  Remove any vegetation touching or overhanging the house.  Allow windows to be seen in whole, making them look bigger and allowing more light into the home.

4. Add some color.  There are very nice desert plants that flower all year and don't require too much maintenance or water.  Be careful about planting in the summer. It's not a growing season and the sun is brutal.  I’ve had mixed success planting in the summer.
