Between Wittmann, AZ and Surprise, AZ is Patton Rd.

northwest Phoenix area

I saw this corner with its many for sale signs off of Patton Rd. and the dirt road which leads to a cluster of homes, some of which are over $500K, but others are manufactured homes.
The North West Valley just north of Surprise and south of Wittmann is a rapidly developing area with Tuscan style and territorial homes, some even surpassing $600,000, but most are between $350,000 to $500,000.  Most are on one or more acres.  Since this part of Greater Phoenix is unincorporated, its still somewhat wild. Most homes are on shared wells and many don't have paved roads or driveways apart from the main roads.  There are some subdivision springing up along Patton Rd.  These have a lot of homes, are fenced, whit water coming from a large company just as if it would be supplied by the city, roads are paved, and some have a home owners association.  Most properties are allowed horses, but few people have them.  I don't go there very often, but this will change as we gear up our sales office for a 122 home subdivision on Patton Rd. with homes from 2,400sf to over 3,000sf each on one plus acre lots, fenced all around and with a choice of several floor-plans and lots of upgrades.  I don't have pricing yet. 
It's quite amazing to see how this wild country desert area of Phoenix is turning into an extension of Metro Phoenix.
