Sellers of Phoenix Real Estate Can Benefit By Staging

Staging can help sellers sell their property quicker or for more money.

There is an interesting article about staging in the REALTOR Magazine Online.
Its quite ordinary until you read the quote:

"Boyd says buyers, need to be on guard.  If they get too emotionally attached to how the home looks when it's staged, they can end up overpaying." 

and

"The biggest concern for home buyers is that the staging effect can make a home seem more appealing to the eye," the report says."(report referred to is by the NAEBA about the dark side of good home staging)

That sure seems like a thumbs up for home staging.  The dark side of course is that buyers may overpay, though not necessarily.  Overpaying can be stopped by carefully reviewing comparable properties with your agent (preferably us)

What can also happen is that the staged home will sell quicker then one that is not staged. 
Staging can mean simple decorations in an empty home or whole house, all furniture rearrangement.  A well staged home will turn casual lookers into buyers.  It will help you compete against other homes.  It makes sense and it works.

Home Staging is a priority in a softer market

A well staged home gets buyers through the front door. With the competition sellers are now facing once their home is on the market, it is essential that they put their best foot forward.  Preparing a property for sale may take some time and it may take some money but as this is usually the largest investment any seller has, it is time and money well spent.

I often compare selling a home to selling a car. When someone puts their car on the market they touch up the paint, shampoo the carpet, have it professionally detailed etc.  A home is a much larger investment and it is crucial that it is only marketed when it is fully prepared.

Sellers should conside staging as part of selling a home.

It's inevitable that it's hard to look past the contents of a home so making those contents look better sure helps. You made another good point about having a home be "fully prepared": in this market a seller cannot risk scaring off buyers by putting a house on the market that is not prepared, unless of course it priced accordingly. I was skeptical about staging for many years but it sure works, especially in a competitive market.
