What do Buyers Want In a Home

What every home in Phoenix should have.

I believe that you should buy a home that fits best, your personal needs.  But, if you will  be moving from it in a short time, or it will be an investment than you should to take into account the results of the NAR 2007 Profile of Buyers Home Feature Preferences.
The report highlights some of the more popular features buyers are looking for.  They are listed in no particular order.

1.  Buyers want central air conditioning.  This feature is a must in Greater Phoenix.

2.  The size of homes has increased by 100sf from 2004 survey.  It's currently at 1,840sf, but I believe 2100 is much safer.

3.  Storage is a must.  Our society is driven by consumption and storage.  We tend to keep things even if we don't use them for years.  This is why walk-in-closets, over sized garages and storage rooms are so important.  There is a great benefit of having your things close to you vs. having to drive and pay for a storage space.

4.  6 out of 10 buyers took to doing some remodelling within 6 months of buying a home.  The first line of attack is the kitchen followed by the bathrooms.  Having a remodelled kitchen in a home your selling is a big bonus for buyers.

5.  According to the feature. Buyers were willing to pay most for central air conditioning, walk-in closets and hardwood floors.

6.  Energy efficiency is also becoming more of a demanded feature.  Its a "very important" feature for nearly half of those surveyed.

7.  The most common home purchased was a single story.  Two story homes have become more of a norm in Greater Phoenix because of the ever shrinking lots, but single family homes have better resale rates.
