Quick Look: Phoenix Demographics and Economics

Phoenix population     4.2 million


Phoenix growth         3.62%  vs. 1.3% for National growth.


Households              1.5 million growing at 3.58%.


According to the Investments Trends Quarterly put out by the CCIM and RERC, cap rates for all sectors: Office, Industrial, Retail, Apartments and Hotel, are up compared to previous quarters. 


Apartment Sector in Phoenix.


Pricing per unit remains below the national average and below the average for the West.   Current cap rates are 5.5 to 6 but many are selling for higher caps, depending on the area. 
Opportunities exist for apartment investors in the Phoenix Valley.  Even individual investors can purchase a smaller complex like a fourplex and benefit from the market.  Apartments along the upcoming light rail should benefit more than those in other areas as this new mode of transportation draws people closer into the city.
