Phoenix real estate investment financing. There is money out there.

Phoenix real estate may be a good addition to your investment portfolio.
Things have improved lately. Many loan programs are coming back, though on a limited basis. Real estate investors can purchase investment properties with 10% down.

In the last few months financing for investor has been more difficult to obtain.  As banks closed up doors and increased the entry demands, the market slowed as did the flow of money; many feared that the lenders would go too far and we'd be back in the days of 20% to 30% minimum down payments along with other stringent requirements.

Fortunately, this has not happened.  Banks need to turn over money to make a profit.  They make a profit on the fees and splits.  None the less the money wheel slowed down enough to hurt some lenders and buyers prospects to purchase a home. 

Things have improved lately.  Many loan programs are coming back, though on a limited basis.  Real estate investors can purchase investment properties with 10% down.  There may be mortgage insurance in this case.  It does become more difficult to obtain financing if you have 10+ properties, as some of my clients found out.  This was not a problem earlier last year. 
None the less, there is a low in the Phoenix real estate market.  The cycle is at or near the low point.   The  amount of deals out there is staggering.  Phoenix real estate investors who have reasonable credit and sufficient investment funds, should purchase real estate now or in the near future.  Doing so, they will secure a real estate asset at below market value, which as a long term investment should be very lucrative.  If you would like to discuss the possibility of investing in real estate please call me, I, to am an investor as well as a REALTOR.
