The two grids below represent sales of single family homes on top and condo/townhouse/patio homes on the  bottom.  The zip codes are for the Phoenix Central Core which is Uptown Phoenix, the Biltmore area, Arcadia and Paradise Valley. 

What is interesting with this data is the average sales price to list price and @100% which shows how many properties sold for 100% of their list price.

The list price may have been lowered by the time an offer was received so that must be considered as well.
