Don't Overlook the obvious. Back to Basics.
Even to most elaborate marketing and the best upgrades won't help if you don't have the basics covered.


15. Price. Pricing your property to be "in" the market not on the market is crucial.  Correctly pricing your home will help it compete not sit on the sidelines.


16. Refresh landscaping. 35% of a buyer's impression of a home is based on first impressions, that being the landscaping and facade of the home.  Keep it clean, replace dead dry plants, add fertilizer and water well to keep plants healthy. 


17. Add seasonal decorations like a wreath on the door or a welcoming door Matt.


18. Clean, Clean and Clean again. The property needs to be spotless, fresh looking and fresh smelling. clean everything from windows, window treatments, ovens, appliances, faucets, even your furniture, the grout and replace old caulking if necessary.


19. Eliminate odd odors. Many buyers make big decisions based on smell.


20. Clean mold, mildew and grime on sidewalks, fences, gutters.


21. Spray down the house with house wash.


22. Repaint the inside and outside.  This will certainly re-freshen the house, even if its the same color. but a color more in tune with current trends will go much further.


23. Remove clutter.  Pack things up and if you need to rent a storage space. It will be worth the effort. Your home will be cleaner and feel bigger.


24. Create counter space. By putting away some of the appliances, dishes, racks, soaps you will increase counter top space, which is always desirable.


25. Depersonalize. If your home is filled with personal photos everywhere then they may feel like they are intruding.  depersonalizing allows the buyers to visualize their own lives there.


26. Put in the maximum wattage day light bulb allowed by the light fixture. This is not too good for your electricity bill, but it is worth it.  The rooms will feel bigger and even the closets will look bigger.


27. Replace air conditioning filters.


28. Tough up loose wallpaper.


29. Replace switch plates with new one. This is an easy and cheap way to refresh.


30. Clean the carpet. If it is old or an odd color, replace it. Carpets are not that expensive.

 
31. For an upgraded look, replace carpet or linoleum with ceramic or stone tile, just don't put in saltillo tile. You can often get great deals on tile.


32. Inspect all doors, closet doors and handles. Fix and replace where needed. Often just replacing an old warn handle can make a big difference.


33. Tighten all loose door knobs, stair rails, molding and windows.


34. To give your kitchen a quick fresh feel, enrich wood cabinets with wood treatment or epoxy spray pain the cabinets or renew the lacquer. If you have old hinges, remove them and spray paint them with a metallic paint.


35. You can easily find paints and re-finishers for old tubs and sinks and often paint for tile.


36. Resurface old driveways or patios. Fill in cracks.


37. Repair any water leaks, including dripping faucets and phantom flushing toilets and check behind water fixtures for water damage.

Good high quality marketing and presentation are just a part of selling your Greater Phoenix home.  There other parts include all the details that take place to put a contract together and keep it together. These tasks include carefuly reviewing all details in the contract, ensuring the buyer can qualify and is strong enough financially to close, arranging all negotiations to ensure positive results, keeping track and arranging all inspections, making sure the buyers or buyers agent does what their role calls for. Being ready with experience, tools and resources when a problem or hurdle does arise, but most of all doing everything possible to prevent hurdles from being present in the first place.
