Once in a while I see an income multifamily complex that makes me say wow, and there aren't too many of these. The type of property that gets my attention is one that is in a good location, surrounded by mostly single family homes, has character, is not a big rat maze complex and looks like it has a good tenant base, and a place I could live in.
Riding my bike last week on a real estate exploration trip I rode down a street in the Central Corridor that I have been on before multiple times, but I had not noticed this property (pictured above). I'm not surprised, because it looks from the street like 2 homes, but it is in fact a multifamily property with several units on 3 buildings, one of which is a two story building I the back. What caught my attention was the location, the high end homes surrounding it and the historic, almost Mid Century Modern look about it.

(Home next door to the apartment property. Nice!) There are red brick buildings, but the yard was green and well maintained, the properties looked taken car of and the place has a good feeling about it. It's this type of investment property that one should keep and can keep forever, as long as it makes money. Its a property that will always be in demand and if all else fails that land itself will appreciate.
