While in general the Phoenix housing market is declining in median price and the inventory is holding steady despite the increased sales some neighborhoods are not following the general trend. The zip code 85018 which includes the Arcadia Neighborhood, the south foothills of Camelback Mountain and the Stanford area, have an increasing median price and decreasing inventory.

For all property types the median price has been on the rise over the last few months. condos have held steady but were on a slight decline unit June 2008, but only slight. Inventory has been decreasing. The chart below reflects sold properties. It's shows a slightly declining trend, though still one that's different from Greater Phoenix. The media price in June 2008 was $520,000 and last year it was $499,000. If you look at the medium range trend then prices in 85018 are holding pretty steady.

The neighborhoods of 85018 are amongst the most popular and desirable to live in. They display the characteristics of what is sought by many buyers, namely; good schools, excellent communication, urban lifestyle and a good mixture of housing stock which includes affordable to luxury homes, apartments and condos. It's also located close to shopping and very good dining. More importantly employment centers are very close as is the airport.
