Scottsdale Home Sales Update for September 2008

Scottsdale median home prices, units sold and active.


Sales of single family homes in Scottsdale were 240 in September: lower by 6% from August.  That is not unusual at the summer transaction season ends but the Phoenix valley as a whole saw an increase in sales over August. 

So the increase in inventory, decrease in pendings and solds is normal for this season.  Still sales were up 28% over 2007 and only 15% less then 2006 which was still a good year.

The median price continues to decline down 2% over last month and down 17% from last year.  The median price here is annualized: it's a more accurate number less prone to big swings from month to month when a few sales can have a large influence.  Look at the sales price per square foot, it's actually up -just slightly- over last month.
