How To Lease A Home or Apartment In A Tough Phoenix Rental Market

How do you lease a rental home in two weeks when the average is 2 months?


The rental market in Phoenix stinks right now.  Vacancy is at record highs for both homes and apartments but people are still renting. 

The competition is fierce: but it's not.  If you do a few things that separate your property from the competition then they are you really don't need to compete: you're beyond the competition.  The same thing works the other way around.  If your property lacks the qualities tenants are looking for or now one can see it then it's not competing either.

I'll be doing different posts on what can be done to lease properties faster.  It may not always be for more but faster is like more because it puts more money in your pocket through lower vacancy and you get better tenants.

The number one complaint from those looking for home or apartments to lease is cleanliness.  I don't understand why anyone would not clean, clean to such an extent that you would feel comfortable living there.  So many properties are rejected by tenants because they are filthy.  Of course some prospective tenants will not complaint about bad cleanliness: but, do you really want those tenants, because more then likely you'll get that property back in even worse shape! 

Would you live there? That's a good question to ask your self no matter what price bracket you're in.  If you would not then you just lost most good tenants. 

This is beyond A,B,C class properties.  It does not matter if the apartment is for $450 or the house is for $5,500 cleanliness makes sense and yes I have seen rental properties in the upper price brackets that were dirty.

If you have a nice property show it.  Take a look at this home which was purchased as an investment through a self directed IRA. Upland Park Home For Lease it was picked by the tenants for multiple reasons but primarily their comments were that it was clean.

Even if you intend to clean a rental property after a tenant moved out don't show it until it's done.  9 out of 10 times it's a waste of time.  People don't see beyond what is there no matter what they say.  Don't show a property until it's ready to show, until it's clean.

Simple but true!

We've been managing rental portfolios for several years now and I completely agree with you on this one. It's a simple step that sadly, some people still overlook. You'd be surprised at the difference a freshly mowed lawn can make.

I was just thinking of the interiors when I wrote the post but as you mentioned the exterior is just as important.  I see someone not even wanting to see the interior no matter how nice it is if they drive up and see an unkept yard.

The silly thing is that these are such simple thing to do and they pay off.
