$40.00 Per Square Foot Newer Phoenix Valley Homes: The Affordable Big.
February 14, 2009
Big homes on the cheap: the supply of huge affordable homes leaves many choices for Phoenix home buyers.
Imagine a home, a newer home that's about 3,000 square feet, not too far from the city center, near major freeways, in good condition, a nice area and it's priced at $120,000 or about $40.00 per square foot.
That's not a dream. I did a search for 1990 or newer homes priced up to $150,000 from 2,700 square feet to 4,000 square feet in Phoenix, Mesa, Glendale, Peoria, Surprise, Avondale and Goodyear and about 60 came up: see them all here or look at the photos below.
These are huge homes and lots of buyers should ask themselves if they need such big homes, but if you do they are out there. Some need a bit of work, some need a lot but quite a few are pretty much move in ready.
One of the reasons these are so in expensive is they demand for huge homes has gone down: they do need to be maintained and maintaining an additional 1,000sf costs.
The median square footage in Greater Phoenix is 1,986 at $119.85: it's 2,159 sf. in Surprise at $90.39 per square foot: this makes $40.00 look like you've run off with the bank vault.
