Canal North from 7th Street to 14th Street and Campbell at the canal, north to Highland. This is a architecturally mixed post WWII neighborhood with Ranch, Bungalow, California Ranch and Art Moderne styles plus a few purported Havers.
This is a large area and it's well located in Midtown Phoenix to take advantage of the trends toward urban living but only with a strong neighborhood push for improvement which seems to be happening.
Many
of the lots are quite large and provide for 
rebuilding or adding on the
existing structures. Even now you can see remodeled and rebuild homes
spread throughout the neighborhood along with some mid-century modern
structures which provide a good base for creativity as seen in
neighborhood like Marlen Grove.
Homes tend to have around the $200,000 price market but actually range from around $50,000 to half a million dollars, a testament to diversity.
