The real estate market is still in flux, some places up some down but uncertain though with prices at such lows as now it may be good to take a look at investment properties, especially since so many can be purchased at below replacement cost and with cash flow with a normal sized debt of 75-80%. 

Sales to investors have been on the rise as they try to take advantage of these prices.  I hope it's not the appreciation potential that driving them unless they are in for the long term: this the era of cash flow which is really attainable.
