Central Phoenix is an amazing place, a city still in its youth, feminine or masculine? No matter. Despite its relative youth it has a few historic neighborhoods under its wings. Not old compared to many cities, but still worth preservation as the city moves into the next phases of its existence: into a vibrant exciting atmosphere and the historic neighborhoods are on the vanguard of this transformation.
The historic neighborhood are part of what is driving the urban redevelopment. It's a cooperative effort: without them the central city may stall, but without the businesses, the jobs, the art, culture and eclectic mix of residents the neighborhoods would not see the revival they have after decades of deterioration. 
There are 35 officially designated historic neighborhoods so far. Each is different, an individual with its own characteristics and culture. Homes range from small 800sf bungalows to extensive beautiful mansions on acre plus lots: the selection or architecture, mostly in the revival reign, is wide indeed.
Some 20 architectural styles are present in the neighborhoods: Monterey Revival, Spanish Colonial, Cotswold and Normal Revival, American Colonial, English Cottage and Transitional Ranch as well as other. Some built as early as the 1880's and many more in the inter-war periods with just slightly effected Phoenix as did the depression.
 The main architectural veins by era include:
- Victorian Era 1885-1905
- Bungalow Era 1905-1925
- Period Revival Era 1915-1940
- Ranch era 1935-1960

A favorite pass time of mine includes riding my bicycle through the vibrant, very eclectic individual neighborhoods with their mature flora and personalities. Some of these rides are presented in our Urban Bike Series and more are on the list for future exploration.
"Properties eligible for local historic designation must either be important for representing broad patterns of history or for their association with the life of a historically important person; or for conveying high architectural or artistic values; or for archaeological contributions." (city of Phoenix)
 The city maintains the Phoenix Historic Register that lists designated historic properties: including individually designed properties and historic districts. The historic designations are zoning overlays with an HP or HP-L suffix to the property base zoning.

Historic homes are unique and present their own challenges and advantages. How does the age influence the structure? What are the architectural style and how do they impact value? What type of lifestyle can you expect? What are the market conditions?
