For most investors this is the best way to attain your financing goals weather they are additional passive income or enough to fully support your lifestyle or the fund your retirement.  Time is the easiest way to do this. 

The longer you own the real estate the higher the value from appreciation and the lower the debt as it gets paid down month by month by lessees.  This can be a land lease, a house, multifamily property,fourplex, or commercial property.

Over the years real estate has increased at a higher rate then inflation, slightly, but more.  This can be further accelerated if you buy in the path of growth. 

Yes, there are many ways to invest in real estate and many of these are actually jobs or professions rather then investments, but for most people owning a few properties is all you need to change you financing wealth.

This is what many of my clients have found, this is what many of wealthiest people have experienced and this is what I have found.  Time goes by anyway and before you know it years pass and your investment performs better and better as the debt goes down, the income increases.  For certain properties it does not even matter what the value is in a distressed market such as this.  An example can be a multifamily property. 

If you purchased it in the past with cash flow then today the cash flow is greater and each period the principal is paid down by  your tenants.  This can be accelerate if you put the positive cash flow to paying down the debt quicker:  you can have the loan paid down faster then 30 years, but that's the subject for another article coming soon.
