Home Selling Strategies: Listings Need Words That Match Buyers' Searches

It's still a crowded home market with lots of homes for sale. How do you make sure yours is found.

The words used to market a home must reflect the home's characteristics and those characteristics need to be expressed properly to match how buyers are searching for a home. Otherwise they may not find it. It's that simple, but sometimes difficult to implement and it takes some careful though and strategy.

The internet is great. About 90% of home buyers look online for home. The presentation and information available can be extraordinary, unlike any other medium. All the stuff online, like photos, floor-plans, details, neighborhood information is no good if the people most interested in homes like this don't even get a chance to see it.

This is an actual description of a home for sale.  This is the only description available for this home. This description is a failure:

"This is a lender owned property and has just recently been gone through. The property is being sold ”as-is” with no warranties given or implied. LSR or Proof of funds is required. Please waive SPDS and CLUE report in your offers. Acceptable offers will be countered with required addendum. House must be on the market 5 days before seller will negotiate or consider offers"

It is this that everyone sees when the property is syndicated to all the websites on the internet.

It is a common description.  I see hundreds of properties that have the same or similar words.
What are they selling? What about the house? Does this kind or description serve to better the sale? I say no.

It does not matter who the client is, an individual person, an LLC or bank trying to sell properties. There are marketing techniques which are supposed to present what the property is to match what a buyer wants and what a seller has. This desecration above does not do it.
There is no excuse for this, even if there were good photos, but there are none in this case.
Do we do a better job? Oh yeah?

Investing the time to select words will pay great dividends with measurable results.  Even simply things like this title, "4br light open home with great schools" being changed to something like "4 bedroom home for sale in Central Phoenix near Madison Rose Lane School" will make a huge difference.

More then ever it's crucial to get this right so that your homes does not get lost in the increasingly competitive and crowed online world.
