The key to any marketing plan, especially in real estate is to identify the direction that you are going to take and the target market so exposure is to the right purchaser for the property.

Online marketing is the way today. Nearly 90% of buyers seek properties online.  The online environment is a medium that provided, with proper use, a rich platform from which to present rich deep information for potential buyers. Nothing in print can compare.

1. Pricing.

Amongst the most important steps is proper pricing.  Pricing depends on your needs, the market trends, the economic vitality.  Pricing is mailable as is the market.  Don’t choose your agent based on price.  

Price must be carefully chosen to be the market price.  It does not matter how well the marketing is done if the price over what buyers are willing to pay. 

Of course marketing helps expose the home to more potential buyer and as more buyers get interested more will be willing to pay market price, but rarely will some pay more. 

2. Staging.

Staging can go from simple to extensive and depends on the individuals ability and need.  No matter the depth of the staging this vital process will help.  We provide consulting on what to do to market the property more presentable. 

First impressions are vital: outside to inside.  Joanna is a trained interior designer, but we know our limits and when necessary independent help is sought.

3. Pre-inspection. 

While not mandated it's a step worth taking.  Preventing and taking care of issues before the buyers start doing their own inspection will help the property be accepted by the buyers and ease the process, lessening surprises later on.  We recommend doing a pre-inspection.

4. Professional Photos.

Buyers come to Phoenix from around the country.  Most people and especially those out of state rely on good information online and photos speak more then any words can. 

That is why we have invested in the equipment and use our knowledge and expertise to take professional  photos of properties and for some properties we hire out the photography. 

Photos are worth a thousand words, no matter how much a cliches this sounds to be, and making every pixel count is more important the ever.

5. Floor-plan.

A floor-plan helps much.  Some of you have these and when you don’t we order one.  a floor-plan not only refreshes the client’s memory of previous viewings, but allows them to conceptualize their occupancy of the space. 

6. Neighborhood info.

Most people buy the neighborhood along with the property.  We provide additional photos, extensive information on the area as well as the home.

For each property we create a custom sign rider with the custom website address, like www.22place.com plus a new innovative feature taking advantage of the instant gratification of text messaging.  A drive by buyer can have several options to get information:  call us, go to the extensive website or text a code and get the basics, including photos instantly to their phone.

8. Custom Website / Virtual Tour.

Each property receives a custom website dedicated to the home.  Its purpose is a repository of the extensive information we compile.  This includes photos, documents, description, map, schools, stores, demographics, neighborhood information and much more.  This website is a base which is advertised in the major online distributors where potential buyers can find it and explore the property.  It’s also additional information for the MLS.

9. MLS Listing-done better.

The MLS is very important and the process to inputting data, photos is though through carefully.  Its as important to market to potential buyers as it is to other agents. 

In most cases it will be another agent that brings a buyer, but well be responsible for getting them interested, to the property or their client may have found the property somewhere online or the agent on the mls and the more information we provide the easier the job is for everyone. 

So the same care that goes into other marketing goes into the MLS.

Open houses have limited use.  On some homes they make sense and we will utilize them and or broker open houses when we feel this may help the sale.

It was noted in a study that 40% of buyers already know someone in the neighborhood they are buying in. 

While this number may be lower in Phoenix we make sure your neighborhood knows about your home.
