The Truth In Selling Properties

Quality matters, but it does not necessarily pay to do things the right way vs. what looks good.
Most buyers don't care that you have the newest state of the art air conditioner, a new 50 year roof, added insulation, top of the line faucets, smooth stucco or anything that's not seen. We'll they care, but they won't pay you more for it.
Most of us and that means most buyers are visual and it's this that counts. It does not mean you can read a few do it your self books or watch a few home shows and then do these thing.
Quality still counts. you can't put lipstick on a pig and make it pretty, we'll I stand corrected. Miss Piggy is good looking, though if the exterior fascia is rotted or has water damage you can't just paint it: the new tile must be attractive and put down professionally, i.e. straight and level.
Anything you do must be attractive and well done it just does not have to be the best or even better.
In other words you won't get appreciated or paid more for a new 50 year roof vs. a 15 year roof, or you won't get paid more for a 15 year water heater vs. a 9 year water heater, or for spending 50% more on smooth stucco vs. a rougher stucco or the fact that you put added insulation before you put the stucco on. These are nice item, but few if any one will pay you more for them.
How do you take advantage of this as a seller?
That means that colors matter, staging matters, visual condition matter. Make it visually pleasing, exciting, quality and in good condition. Then combine that with market pricing and the home will no doubt get noticed.
It almost bothers me to say this, but it is what it is. Think visual. If it looks bad, broken, odd, dirty, moldy or just worn: it if looks like something that if not you the buyer will have to do/replace then it's going to hurt the sale or severely affect the price.
