Sales have improved throughout the valley and Paradise Valley is no exception. The luxury market remains weak but it's much better then earlier this year and last year when there was a 3 year supply of homes. Now there is an 18 month supply. More home sold in November then in October which was better then last quarter.
Despite the improvements prices are continuing to slide down,
just not at the rapid pace they were.
Considering
the instability and uncertainly in the market homes in Paradise Valley
are still up by an annualized appreciation rate of 3.5% since 2001 where
as much of the valley has lost ground and the appreciation rates are
negative since 2001: meaning that the median price is lower then it was
in 2001, that's not the case in Paradise Valley.
What's improving the sales? Simply a pick up in demand due to lower prices, primarily for distressed, short sale and lender owned homes.
