This is where it began for this &amp;quot;the most livable city&amp;quot;.&amp;nbsp; Stately palms, fragrant citrus trees, art galleries, posh resorts, new wave lofts, restaurants and a vibrant club scene all make up this part of town where your more likely to see a younger more hip crowd then North Scottsdale.&amp;nbsp; &lt;br /&gt;As Scottsdale grew north, the older parts of the city deteriorated and some became slummy with uncared for homes, cheap shopping, and a brain drain.&amp;nbsp;&amp;nbsp;This is now changing&lt;a title="City of Scottsdale Revitalization Program" href="http://www.scottsdaleaz.gov/reinvestment/default.asp" target="_blank"&gt;.&lt;/a&gt;&amp;nbsp; The last few years have been a boom for South Scottsdale: &lt;a title="Tribune Article about South Scottsdale" href="http://www.eastvalleytribune.com/story/90082" target="_blank"&gt;a complete turn around&lt;/a&gt;.&amp;nbsp; South Scottsdale and the &lt;a title="scottsdale real estate," href="http://www.scottsdaleaz.gov/" target="_blank"&gt;Downtown Scottsdale&lt;/a&gt; District are back.&lt;/p&gt;&lt;p&gt;&amp;nbsp; &lt;br /&gt;This is, now,&amp;nbsp;a young part of town. The median age is 40.&amp;nbsp; Its close enough to Tempe to draw on the university crowd as well as its brains.&amp;nbsp; ASU is building a technology facility at Scottsdale at the site of the old Los Arcos Mall.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Many of he homeowners and land buyers that bough before the dawn of the new millennium are now smiling over what they paid.&amp;nbsp; The World War II generation that made up this town is being replaced by younger people and out of state retirees and good salaried jobs and high end shopping has followed.&amp;nbsp; These new inhabitants are snatching up vintage ranch homes and remodelling them with all that is popular today like granite counter tops and travertine, but many are restoring these homes to their former glory or completely replacing the homes with modern glass and steel homes.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;br /&gt;Most of the homes are classic post war ranch homes.&amp;nbsp; These homes are generally cheaper than their north Scottsdale counterparts but things are changing.&amp;nbsp; With so much activity home prices are increasing and they will continue to increase as &lt;a href="http://www.scottsdaleaz.gov/reinvestment/south.asp"&gt;south Scottsdale&lt;/a&gt; heads strong into its renaissance.&amp;nbsp; In addition there are plenty of upscale developments like the Scottsdale waterfront, and Optima Camelview Plaza lofts.&amp;nbsp;&lt;/p&gt;&lt;p&gt;If shopping is your thing then south Scottsdale offers it all.&amp;nbsp; From small mom and pop shops in the &lt;a href="http://www.scottsdaledowntown.com/"&gt;downtown area to Scottsdale&lt;/a&gt; Fashion Square and everything in between.&amp;nbsp; &lt;br /&gt;One of the most popular places to visit is old town Scottsdale where art lovers can visit the dozens of art galerits and enjoy some of the better Scottsdale restaurants, bars and clubs and shop for antiques Mexican goods.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Real estate Trends:&lt;/p&gt;&lt;p&gt;Many of the north Scottsdale residents are moving to South Scottsdale along with generation x and y, ASU's tech center and lots of developers.&amp;nbsp; Home values are expected to rise in the next 10 years.&amp;nbsp; &lt;/p&gt;&lt;p&gt;View all south Scottsdale Home Here: &lt;a title="View All South Scottsdale Homes For Sale" href="http://arturciesielski.az-re.com/filterarmlsresi_118481.cfm" target="_blank"&gt;South Scottsdale Homes for Sale&lt;/a&gt; or &lt;a title="All Scottsdale Homes by Price Range" href="http://arturciesielski.az-re.com/scottsdalehomes_117246.cfm" target="_blank"&gt;View all Scottsdale Homes by Price Here&lt;/a&gt;.&lt;/p&gt;</Description>
