        <Description>&lt;p&gt;In the last few months financing for investor has been more difficult to obtain.&amp;nbsp; As banks closed up doors and increased the entry demands, the market slowed as did the flow of money; many feared that the&amp;nbsp;lenders&amp;nbsp;would go too far and we'd be back&amp;nbsp;in the days of 20% to 30% minimum down payments along with other stringent requirements.&lt;/p&gt;&lt;p&gt;&lt;font face="Trebuchet MS"&gt;Fortunately, t&lt;/font&gt;his has not happened.&amp;nbsp; Banks need to turn over money to make a profit.&amp;nbsp; They make a profit on the fees and splits.&amp;nbsp; None the less the money wheel slowed down enough to hurt some lenders and buyers prospects to purchase a home.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Things have improved lately.&amp;nbsp; Many loan programs are coming back, though on a limited basis.&amp;nbsp; Real estate investors can purchase investment properties with 10% down.&amp;nbsp; There may be mortgage insurance in this case.&amp;nbsp; It does become more difficult to obtain financing if you have 10+ properties, as some of my clients found out.&amp;nbsp; This was not a problem earlier last year.&amp;nbsp; &lt;br /&gt;None the less, there is a low in the Phoenix real estate market.&amp;nbsp; The cycle is at or near the low point.&amp;nbsp;&amp;nbsp; The&amp;nbsp; amount of deals out there is staggering.&amp;nbsp; Phoenix real estate investors who have reasonable credit and sufficient investment funds, should purchase real estate now or in the near future.&amp;nbsp; Doing so, they will secure a real estate asset at below market value, which as a long term investment should be very lucrative.&amp;nbsp; If you would like to discuss the possibility of investing in real estate please call me, I, to am an investor as well as a REALTOR.&lt;/p&gt;</Description>
