        <Description>&lt;p&gt;I'd like to present to you the real estate market just as it is and how I see it.&amp;nbsp; It's one thing to listen to the news, and another to look at the from&amp;nbsp;ground level from the perspective of&amp;nbsp;both a professional and an investor.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;br /&gt;The picture, in this case the real estate market in Phoenix, is not presented entirely as it is.&amp;nbsp; While it is a very difficult market for all people in the industry, buyers and sellers, it&amp;rsquo;s a good market in several other ways, especially for those people ready to take financial destiny into their own hands.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;One of the&amp;nbsp;reasons to view news with a skeptics eye is the fact that several of the more prominent economists and business people in our community that present information about the market being what it is, presenting the facts, the negative numbers; are also out shopping and buying real estate in Maricopa County. Not only are these experts out buying but so are people who have been in several real estate cycles and know the opportunity this market presents.&lt;/p&gt;&lt;p align="center"&gt;&lt;img hspace="0" border="0" align="bottom" src="http://farm3.static.flickr.com/2166/2242200695_0916298a52.jpg?v=0" alt="Phoenix Real Estate Cycle" /&gt;&lt;/p&gt;&lt;p align="center"&gt;&lt;font size="1"&gt;In the illustration above, we are either at point 1 or 2.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;br /&gt;For the approximately the last 60 years real estate has followed a 7-11 year cycle from peak to peak.&amp;nbsp; That means from bottom to bottom or from top to top.&amp;nbsp; These cycles have sped up and mellowed due to more developed global economy and better dissemination of information.&lt;br /&gt;It&amp;rsquo;s very difficult to gauge the peak or bottom; you can't really time the market. &amp;nbsp;Peaks and valleys are only seen when they are well behind us.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;By now it&amp;rsquo;s clear that the peak in the Phoenix real estate market was June 2006&lt;/strong&gt;.&amp;nbsp; After that it was down hill with increasing inventory, longer marketing times and mixed pricing signals.&amp;nbsp; It was not until almost a year later that most could with confidence say that that was the peak, because for the most part the real estate market at least in many&amp;nbsp;neighborhoods in the Phoenix valley continued to be strong, though slowing.&amp;nbsp; No one predicted such a strong decline as we had; the decline has been about double what most expected.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;br /&gt;None the less the past is gone.&amp;nbsp; It would be unwise to base our decision on it and let the past rule our emotions enough to drive our financial decisions.&amp;nbsp; &lt;/p&gt;&lt;p align="center"&gt;&lt;img hspace="0" border="0" align="bottom" src="http://farm3.static.flickr.com/2026/2242992710_9f1828cf29.jpg?v=0" alt="Phoenix real estate cycle" /&gt;&lt;/p&gt;&lt;p&gt;The market is what it is at this time and the future ahead.&amp;nbsp; Looking at the cycles and the market itself it&amp;rsquo;s clear that we are either near the bottom or on the bottom (points 1 or 2).&lt;/p&gt;&lt;p&gt;What's ahead?&amp;nbsp; &lt;strong&gt;Opportunities to grow your wealth are ahead.&lt;/strong&gt;&amp;nbsp; You want to buy at the bottom but it&amp;rsquo;s not easy to time when the bottom is hit as I discussed earlier.&amp;nbsp; Either way you should be either in the market looking for real estate or getting your financial situation prepared to acquire real estate.&amp;nbsp; The biggest money will be made by those who make the moves early, because once everyone else gets in the&amp;nbsp;real estate market then most of the opportunities are gone, the potential return declines and the risk increases. Those who choose not to allow fear to rule their decision making will see the opportunity in front of them and take actions.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Real estate is the best way to grow your wealthy and you&amp;nbsp;increase your return&amp;nbsp;when you buy right.&amp;nbsp; In 18-24 months people who acquired real estate in 2008 will be saying with a sigh of relief and a lot of equity and good financing, how glad they are that they purchased that rental property, commercial property, land or sold their home and bough the nicer or bigger or better located home in Phoenix.&amp;nbsp; What I want to say is don't let this opportunity pass you by.&lt;br /&gt;&lt;/p&gt;</Description>
